Acquisitions, Sales & Investments
From transaction inception to completion, we have experience working on a broad spectrum of acquisitions and sales of real estate across the New Jersey/Philadelphia region and throughout the United States.
We advise on the purchase and sale of commercial properties, including multi-family residential, office buildings, shopping centers, and industrial sites. As former business executives and skilled attorneys, we provide practical advice to our clients on the most beneficial ways to structure transactions in order to maximize profit and minimize risk.
Our clients range from entrepreneurial real estate companies and individuals, developers, middle market companies, investors of owner-occupied and multi-tenanted buildings, public and private companies owning and operating real estate, to institutional investors and commercial banks.
Our lawyers go beyond the traditional legal role of document preparation and due diligence. We are polished dealmakers and skilled negotiators with proven business acumen. Our goal is to execute real estate transactions that are structured, negotiated, and closed in a cost-effective and timely manner.
Representative experience includes:
- Negotiated the sale of a strategically-located office building adjacent to the Philadelphia Convention Center after it was mistakenly taken by condemnation under the powers of eminent domain for hotel development
- Advising a leading development and construction company and representing the clients in negotiations and strategy to acquire 41 residential and commercial properties comprising an entire city block in Philadelphia for the development of off-campus student housing and a parking garage
- Negotiated the acquisition of financing for two historically significant commercial office buildings in Philadelphia purchased by a local developer and institutional investor. Also advised the client on replacing the property manager
- Represented an international manufacturing company in the sale of more than 20 Brownfield sites throughout the United States in connection with the client vacating these sites to build modern state-of-the-art manufacturing plants in other locations
- Counseling clients considering investing funds to acquire multi-family properties in small towns and cities in proximity to small colleges
- Represented a client in the acquisition and sale of suburban shopping centers anchored by national or regional “credit tenants.” This involved performing an analysis to determine how proposed expansion, rehabilitation, and redevelopment of the properties would enable the purchasing client to maximize values
